Description :
The Acquisition and Development Specialist Manager is responsible for identifying, securing, and obtaining all necessary approvals for new petrol station sites. This role involves managing the end-to-end process of land acquisition, negotiating with landlords, and ensuring timely construction approvals obtained from relevant authorities. The Specialist works closely with internal teams, external consultants, and government agencies to support the company’s network expansion strategy.
Key Responsibilities :
- Site Identification & Evaluation : Conduct market research to identify potential petrol station sites aligned with the company's strategic goals. Evaluate site feasibility through preliminary due diligence, including zoning, traffic flow, and competitive landscape. Prepare business cases and location briefs for internal approval.
- Land Acquisition : Lead negotiations with landlords, property owners, and land vendors to secure sites for purchase or lease. Coordinate with legal advisors on drafting and finalizing agreements (SPA, Lease Agreement, License Agreement etc.).Ensure all acquisition activities comply with internal policies and legal requirements.
- Permitting & Approvals : Coordinate with authorities to obtain all required planning, building, and environmental permits. Liaise with external consultants and partners to prepare and submit the required documentation. Monitor permit application timelines to ensure projects remain on schedule.
- Stakeholder Management : Engage with internal departments (Network Planning, Engineering, Operations etc) to align project requirements. Act as the point of contact for government bodies and local councils on acquisition and permitting matters. Build and maintain strong relationships with external stakeholders to support future developments.
- Reporting & Documentation : Maintain accurate records of all acquisition and permitting activities. Provide regular status updates and reports to management on pipeline progress and key issues. Ensure compliance with statutory and internal documentation processes.
Requirements :
- Bachelor’s degree in Real Estate, Urban Planning, Property Management, or related field.
- Minimum 3–5 years of relevant experience in land acquisition, property negotiation, or permitting.
- Strong understanding of land use regulations, permitting processes, and legal documentation in East Malaysia.
- Excellent negotiation, communication, and interpersonal skills.
- Based in Kota Kinabalu, Sabah.
Job Type: Full-time
Pay: RM4,000.00 - RM6,000.00 per month
