SUMMARY

The Maintenance Manager is responsible for the overall upkeep and efficient operation of the hotel’s facilities, including guest rooms, public areas, back-of-house, mechanical and electrical systems, and safety equipment. This role ensures that the hotel maintains high standards of safety, functionality, cleanliness, and guest satisfaction through preventive and corrective maintenance.

JOB & RESPONSIBILITIES

1. Operations & Maintenance

  • Oversee daily maintenance operations for all hotel areas.
  • Ensure proper functioning of HVAC, plumbing, electrical, mechanical, and fire safety systems.
  • Implement preventive maintenance programs to reduce breakdowns and costs.
  • Monitor energy and water consumption and recommend cost-saving measures.
  • Supervise repair works and coordinate with external contractors when required.

2. Team Management

  • Lead, train, and supervise the maintenance team.
  • Prepare work schedules and allocate tasks effectively.
  • Monitor staff performance and provide coaching where needed.
  • Promote a safe and productive working environment.

3. Compliance & Safety

  • Ensure compliance with local building codes, health, safety, and environmental regulations.
  • Maintain accurate records of maintenance activities, inspections, and certifications.
  • Conduct regular safety audits and fire drills.
  • Ensure all equipment and systems are compliant with statutory requirements.

4. Budgeting & Reporting

  • Prepare and manage the department’s budget, including labour, materials, and contracts.
  • Maintain inventory of tools, parts, and supplies.
  • Prepare periodic reports on maintenance activities, costs, and issues.
  • Support capital expenditure planning for renovation or equipment replacement.

5. Guest Service & Quality

  • Respond promptly to guest maintenance requests and ensure issues are resolved quickly.
  • Maintain high standards of repair and appearance in guest rooms and public areas.
  • Collaborate with Front Office and Housekeeping to minimize guest inconvenience.

Qualifications & Skills:

  • Diploma/Degree in Engineering, Facilities Management, or related field.
  • Minimum 5–7 years of hotel/resort maintenance experience, with at least 2–3 years in a supervisory role.
  • Strong knowledge of mechanical, electrical, plumbing, and HVAC systems.
  • Familiar with fire safety regulations and building codes.
  • Strong leadership, problem-solving, and organizational skills.
  • Ability to work under pressure and handle emergencies.
  • Good communication skills and teamwork orientation.

Working Conditions:

  • Based in hotel property with flexible shifts.
  • Requires availability for emergencies outside normal working hours.
  • Physical work may be required (e.g., inspections, repairs).

Job Type: Full-time

Pay: RM4,000.00 - RM5,000.00 per month
